Woodland Creek Study Area
The general study area is east of Woodland Creek along Martin Way to
Marvin Road, including the Tanglewilde and Thompson Place neighborhoods.
It also includes an area west of Woodland Creek along 15th Avenue to
Sleater-Kinney Road, including the Woodland Creek Estates, Westminster,
Alonda Villa, and Midway neighborhoods.
The land use in the study area is mostly residential neighborhoods
with some businesses along Martin Way. Much of the development occurred
20 to 40 years ago. Most of the homes have septic systems, and the lots
are smaller than would be allowed under today’s regulations. The soils
in the area are either extremely gravelly soil and provide little
filtering of pollutants before the water reaches the ground water; or
the soils drain very slowly causing septic system failures and
stormwater runoff, which results in surface water contamination. The
stormwater systems in these neighborhoods are outdated. Stormwater is
piped or ditched directly to Woodland Creek, carrying bacteria and other
pollutants with it.
